These Terms of Service ("Terms") govern your use of this website and the SMS/text messaging program offered by Alberto Moravia, doing business as Beto the Broker ("we," "us," or "our"), a mortgage loan originator (NMLS #1956260) affiliated with Edge Home Finance LLC. By using this site or opting in to our text messaging program, you agree to these Terms.
Who We Are & What to Expect
Beto the Broker is a San Antonio, TX mortgage brokerage operated by Alberto Moravia (NMLS #1956260) that helps clients explore and apply for home loan programs such as conventional, FHA, VA, DSCR, HELOC, bank statement, and reverse mortgages. When you opt in to our SMS program, you can expect text messages related to your loan inquiry — including replies to your questions, appointment scheduling and reminders, application and document updates, and occasional follow-ups about your loan scenario.
You must be at least 18 years old and a U.S. resident to use this site, submit a loan inquiry, or opt in to our SMS program.
SMS / Text Messaging Program
By providing your mobile number and opting in (for example, through a form on this site or a Facebook lead form, or by texting us), you consent to receive SMS text messages from Beto the Broker at the number provided. Consent to receive text messages is not a condition of purchasing any goods or services or of receiving mortgage brokering services. You represent that you are the account holder for the mobile number provided or are authorized to opt it in.
Message Frequency
As always, message and data rates may apply for any messages sent to you from us and to us from you. You will receive recurring messages, with frequency varying based on your interaction with us — for example, replies to your inquiries and periodic updates about your loan scenario. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.
How to Opt Out & Get Support
You can cancel the SMS service at any time. Just text "STOP" to (808) 551-8045. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again.

Carrier Liability
Carriers are not liable for delayed or undelivered messages.
Mobile Information Sharing
No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
