Mortgage guidance affects your money. Here's who writes it and how it's kept current.
Who writes it. Every loan program page on this site is written and reviewed by Alberto Moravia, NMLS #1956260 — not by an outside content agency and not published without a licensed originator's review.
Where the numbers come from. Loan limits, program rules, ratios and eligibility criteria are taken from primary sources: FHA and VA county loan limits, the Fannie Mae Selling Guide, the Texas Constitution's home equity provisions, TSAHC and TDHCA program documentation, and individual wholesale lender guidelines.
How often it's updated. County loan limits and down payment assistance programs change at least annually. Each page carries a "last updated" date so you can see how current the figures are. If something looks stale, ask — Alberto would rather correct it than have you rely on it.
What this site is not. Nothing here is a commitment to lend, a rate lock, or a guarantee of approval. Rates and terms change daily and depend on credit, property, income documentation and the specific lender. Numbers shown are illustrative unless quoted to you directly in writing.
