San Antonio property taxes: Bexar vs. Comal vs. Guadalupe

Property tax is the biggest number in a Texas mortgage payment that buyers forget to ask about. The same $300,000 house can cost about $80 a month more or less depending on which side of a county line it sits on. Here are the 2025 rates, the homestead exemptions that cut them, and what it means for your payment.

Want the real payment on a specific house?

Short answer: for tax year 2025, a homestead inside San Antonio city limits in Bexar County pays a combined rate of roughly 2.27%–2.29% of taxable value. Guadalupe County suburbs like Schertz, Cibolo and Seguin run about 1.92%–1.93%, and New Braunfels in Comal County about 1.75%–1.79%. Texas has no state income tax, so local property tax funds schools, cities and counties. Your homestead exemption lowers the taxable value, especially for school taxes.

2025 combined rates by area

Rates are per $100 of taxable value, rounded, for a homestead. The estimate uses a $300,000 home and applies the $140,000 school homestead exemption plus the 20% local exemptions where they exist. It is a rough guide, not a tax bill.

*Illustrative only, and a simplified calculation: it applies the $140,000 exemption to school taxes and, inside San Antonio, the 20% exemption offered by Bexar County, the hospital district, the city and SARA, plus Alamo Colleges’ $5,000 minimum. No city exemption is assumed for Alamo Heights or the cities outside Bexar. Combined rates are sums of official 2025 adopted rates for county, city and school district; they exclude MUDs, emergency service districts and other special districts, which can add to the total. Parts of Schertz, Cibolo and New Braunfels sit in neighboring counties with different rates. Your actual bill depends on the appraised value and the exact taxing units on your property. Why Bexar is higher

Inside San Antonio, a Bexar County homestead pays the county, the University Health hospital district, Alamo Colleges, the San Antonio River Authority, the city and the school district. That county-level stack alone is about 0.74%, before the city and school rates. In Comal and Guadalupe the county portion is roughly 0.31%–0.33%. That gap is most of the difference in the table.

A lower rate doesn't automatically mean a lower payment. Homes in New Braunfels and Boerne often cost more, so compare the dollar amount on the actual house, not just the rate.

The exemptions that cut your bill

General homestead exemption

For tax year 2025, the school district homestead exemption is $140,000 of your home's value, up from $100,000 after Texas voters approved it in November 2025. Bexar County, the hospital district, City of San Antonio and SARA also exempt 20% of value (minimum $5,000), and Alamo Colleges exempts 1% (minimum $5,000).

Over 65 or disabled

Homeowners 65 and older or disabled get an extra $60,000 off school taxes, for $200,000 in total, and their school taxes are frozen at the level of the year they qualify.

Disabled veterans

A veteran rated 100% disabled by the VA, or rated individually unemployable, pays no property tax on the homestead. Partial ratings get a fixed exemption:

VA disability ratingExemption from value
10%–29%Up to $5,000
30%–49%Up to $7,500
50%–69%Up to $10,000
70%–100%Up to $12,000

With San Antonio's military population, this is a big deal: a 100% disabled veteran's payment can be hundreds of dollars a month lower than a neighbor's. See VA loans in San Antonio.

The 10% cap

Once your homestead exemption is in place, the taxable value of your home can't go up more than 10% a year, even if the market jumps more.

Common questions

What is the property tax rate in San Antonio?

For 2025, a homestead inside San Antonio city limits pays a combined rate of about 2.27% in North East ISD and 2.29% in Northside ISD, before exemptions. Exemptions lower the taxable value, so the effective rate on a typical homestead is lower.

Are property taxes lower outside Bexar County?

Usually the rate is. Schertz, Cibolo and Seguin run about 1.92%–1.93%, and New Braunfels about 1.75%–1.79%. But home prices differ, so compare the dollar amount on the specific house.

Does a 100% disabled veteran pay property tax in Texas?

No. A veteran rated 100% disabled or individually unemployable by the VA is fully exempt on the homestead.

When are Texas property taxes due?

Bills go out around October and must be paid by January 31 to avoid penalties. If you have escrow, your lender pays it for you.
